Across Cape Cod, the South Coast and Greater Boston, results favor those who approach the market with clear strategy and local insight. Across Barnstable County, the first half of the year reinforced the lasting strength of Cape Cod real estate. The median closed sale price reached $710,000, unchanged from a year ago, while closed listings edged up 1%. Homes took somewhat longer to find their buyer, with days on market rising to 56, a sign that purchasers may be taking more time to evaluate value. Performance varied across the Cape's submarkets. The Upper Cape and Mid Cape both saw steady price gains, up 2% and 3% respectively, though the two told different stories: the Upper Cape's closed listings rose 6%, while the Mid Cape's gain came despite a modest decline in transaction volume. The Lower Cape saw closed listings jump 13% while months of supply fell sharply to 2.97, a sign that demand is outpacing new inventory, with the median closed price settling at $815,000. The Outer Cape remained the most selective market on the Cape, with the median price climbing to $893,875 even as listings fell 14% and days on market rose to 75, a reflection of an ownership base under little pressure to sell and buyers willing to wait for the right property in this lifestyle-driven segment. Across all four submarkets, the lesson is consistent: understanding what drives each market, whether pricing, presentation, or scarcity, determines outcomes in a highly distinctive region. The South Coast continued to show encouraging momentum, with more supply met by faster absorption and rising prices. New listings increased 11% and closed listings rose 5%, while days on market improved from 47 to 40 and the median closed sale price climbed 7% to $512,750. New Bedford led that momentum: new listings jumped 20%, giving buyers more choice, while days on market fell from 38 to 35 and the median closed price advanced 2% to $427,250, evidence that well-priced properties are moving efficiently even as inventory grows. The luxury market again reinforced a consistent theme: quality attracts. Across Barnstable County, the median closed price for properties priced at $2 million and above reached $2,805,000, up 2% year over year. Buyers in this segment remain focused on exceptional settings, design integrity, and properties featuring a genuinely differentiated experience. On the South Coast, luxury inventory tightened sharply, with months of supply down 26% and days on market falling from 83 to 50, a sign of building momentum at the top of the market. Boston absorbed increased inventory without losing pricing strength. New listings rose 5%, and the median closed sale price climbed 5% year over year, while closed listings held steady and days on market remained at 50, a sign of real stability beneath the surface. The luxury segment was particularly strong, with closed listings increasing 5%, the median closed price rising 8%, and days on market declining. Several Greater Boston submarkets showed significant momentum, with the strongest gains concentrated in the luxury segment. Seaport led the way, with closings up 12% and days on market falling from 90 to 62. Cambridge and Somerville saw a 12% increase in overall closed listings, driven by a 22% jump in luxury closings and luxury days on market improving from 53 to 40. The South Shore was the standout beyond the urban core: its overall median rose 4% to $747,800, while luxury closings surged 26% and the median luxury sale price increased 8%. Across all of our markets, the first half of 2026 reflects an environment where opportunity remains, but execution matters. Buyers are benefiting from more choice in select areas, while sellers who approach the market with precision in pricing, timing and presentation continue to achieve strong outcomes.
