The Massachusetts housing market this year has experienced a temporary slowdown in sales that mirrors nationwide trends, but it remains a competitive and resilient market. The scarcity of available homes continues to drive prices to record highs, making it an attractive time for sellers. Currently, the 30-year fixed mortgage rate has risen above 7%, making affordability a challenge, given the highest median list prices we have ever seen across the Bay State. This is putting a damper on buyer demand. There is a delicate balancing act required to bring the housing market back in line. To achieve the best possible outcome, we first need to see an increase in the inventory of homes for sale. This additional inventory, in turn, would alleviate the upward pressure on home prices, stabilizing them or even helping them settle somewhat from their peak. However, to achieve this, interest rates need to cool off, but a gradual approach is necessary to avoid triggering a surge in buyer demand that could wipe out any inventory gains, causing home prices to rebound. In Barnstable County, the number of active listings is down by 11 percent year-over-year, with just 674 homes available. This shortage is putting upward pressure on the median sale price, which has increased by 6 percent compared to this time last year. The price is approaching nearly $700,000 for a home on Cape Cod. As the median price continues to climb to new heights, we are witnessing an increase in luxury homes. This pricing bracket, starting at $2,000,000 and above, is often less affected by the rising interest rates compared to entry and mid-level homes where mortgages are necessary. For the Boston Proper market, we observe a similar pattern. Active inventory has decreased by over 13 percent in the past year, and the median home price currently stands at $799,900. When looking at the more primary home markets of the South Coast and South Shore, they are experiencing a more significant decline in inventory levels due to their higher buyer demand and sellers’ reluctance to sell, driven by holding lower interest rates than the current climate and an inability to find a home that suits their needs. Inventory in these markets is down by 20 percent and 24 percent, respectively. While we currently find ourselves in a cycle of high prices, rising interest rates, and strong buyer demand, it’s important to remember the saying “this too shall pass.” Opportunities exist in every market, and owning a home is always a worthwhile endeavor for building equity and net worth.
