The Cape Cod real estate market continues to break records as we close the first quarter of 2021. The number of sold listings is up by 20% in Barnstable County year-over-year. The median residential sales price closed the quarter at $500,000, up 23% from this time last year. Breaking down further into regions, the Lower and Outer Cape carry the highest increase in sold listings by 34% and 44% respectively. The median sales price on the Outer Cape is an astonishing $615,000 and the highest in Barnstable County. The increase in closed sales comes as inventory continues to plummet. The number of active listings is down by 75% across Barnstable County for the quarter. New listing inventory is down by 77%. These statistics put the current absorption rate at .62 months supply of inventory.
